Inspection Services

American Residential Inspections inspectors have the knowledge and the specialized equipment to help evaluate the condition of your property. We carry have a Supra key pad for easy of entry in to the property for the Home Inspection. Our professional home inspectors can generate the reports onsite or email the home inspection reports after your Structural / Mechanical home inspection is complete. Our computer generated home inspection reports incorporate color pictures and easy to understand comments to help buyers evaluate the property and complete the transaction.
American Residential Inspections offers a variety of inspections to meet your needs.
 Buyers Inspections
This is generally pursued after a contract on a property has been initiated.   This is a detailed inspection of the property to inform you of all the defects that are present.
Pre-Listing Inspections
This is an inspection of your current properly to inform you of all items that should be corrected prior to listing.  These types of inspections have been very successful in helping you achieve a quicker sale and sometimes even increasing your sales price. 
 Warranty Inspections
This inspection is typically performed on your new home around the 10 or 11 month mark.   This inspection will inform you of problems with your home that are covered with your new builders home warranty. 
 Maintenance inspections
This inspection will inform you of any current hazards or defects with your current home.  I heavily recommend this inspection every 5 years.    
Commercial Inspections
These are detailed inspections of commercial properties   

Whether you are purchasing a pre-owned home or a new home, a complete Property Condition Inspection will meet or exceed the Texas Real Estate Commission (TREC) Standards of Practice, 535.227-535.231 and include:

·  Foundation performance evaluations; slab on ground & pier and beam

·  Property grading & drainage

·  Roof cover, flashing installation, roof penetrations & ventilation 

·  Attic access, framing & insulation

·  Interior walls, which includes evidence of moisture penetration

·  Exterior walls, including brick veneer, siding & stucco, flashing & trim

·  Ceilings, which includes evidence of moisture penetration

·  Floors, stairway, guardrails & handrails

·  Doors, windows & screens

·  Fireplace & chimney

·  Porches, decks, fences & flatwork 

·  Electrical service, panels, devices, fixtures, bonding & grounding

·  Heating, venting, air conditioning & air ducts

·  Plumbing water supply, fixtures, drains, vents & water heating system

·  Kitchen appliances and built-in appliances (garage door opener, vacuum system, etc.)

·  Swimming pools, spas & hot tubs

·  Lawn sprinkler system

·  Outbuildings, barns, sheds, guest house, etc.


We strongly encourage you to accompany the inspector so that you may ask questions and gain a better understanding of the condition and systems of the home. Computerized inspection reports with pictures are printed on-site for immediate results!
